Landlord’s Property Protection Scheme?


We are seeing a big increase in problems relating to rental properties as more and more people have to rent because of the limited availability of mortgages.

Matthew Becker who specialises in Landlord & Tenant issues has met the demand of Landlord’s by putting together a package which protects the Landlord should you have an issue with the Tenant(s).  The package fee is £75.00.

What’s included:

  • Matthew will review your Tenancy documentation.  We can also advise as to the validity of current or new Tenancy agreements free of charge. 

What happens if you want Possession?

  • Curtis will serve the appropriate Notice seeking Possession, giving the Tenant(s) a date where the Tenancy is deemed to end.  In the event that the Tenant(s) fail to leave upon expiry of the Notice;
  • We will prepare all the necessary paperwork and issue a Claim for Possession in the Count Court subject to receipt of the Court issue fee from the Landlord.
  • Curtis will attend the Possession hearing if the court cannot process the claim on paperwork alone, obtain an Order for Possession of the property giving a date by which Possession must be given and a money judgement for any outstanding rent.
  • In the event that the Tenant(s) fail to leave by the date given in step 3 we will, subject to receipt of the Court issue fee from the Landlord, prepare
  • and issue a Warrant for Possession application to enable the Court Bailiff to evict the Tenant(s).
  • If step 4 is necessary, we will advise you of the date of eviction so you can secure the property accordingly when Possession is gained.
  • We will seek, as is reasonable, to recover the costs of the action from the Tenant(s).  We will discuss with you any additional options that may be open to you to recover costs (subject to additional charges that we believe to be reasonable in the circumstances).  In the event that all costs are recovered, we will reimburse any fees you have paid to us.

    What’s not included?

    Court fees – currently £150.00 to issue a Possession Claim, £95.00 to seek Bailiff’s eviction, and various fees for enforcement of money judgements.

    Any Counterclaims or other claims made by the tenants relating to the tenancy or disputes relating to the return of deposits.

    WLA is a non-profit making organisation run by landlords for landlords.  Based in Plymouth, they represent landlords throughout the Westcountry.
